August 4, 2008 (Binghamton, NY) – Southerly Hills, the much-anticipated, active adult community designed by a baby boomer especially for today’s sophisticated baby boomers, received official written approval from the New York State’s Office of the Attorney General recently.
With official approval, the area’s newest community may now offer and sign contracts, as well as accept deposits from future residents. Southerly Hills may also move forward in constructing the community’s infrastructure – roadways, installing utilities, and breaking ground for residences detailed in its Phase I master site plan.
“The state approval arrives at the perfect time,” said Salvatore J. Julian, Southerly Hills’ Lifestyle Builder. “The values of residences in the Greater Binghamton area are on the increase, nearly 20 percent as reported by Realtor Magazine, Newsweek, BusinessWeek.com, Real Estate News Network and Forbes.com, while other U.S. markets continue to suffer declines due to over-inflated housing prices and sub-prime lending issues. This is a strong, positive investment factor for baby boomers seeking to smoothly and affordably transition to their new lifestyle and ‘right-size’ their residence.”
The Southerly Hills community is designed to attract the expanding market of retirees and aging baby boomers entering the 55-year and older age category – the “Active Adult” market. The emerging trend of this market segment is to downsize urban residences and embrace a safe, relaxed suburban lifestyle -- one that allows boomers time to explore new and current interests with family, friends and neighbors, indoors and outdoors, while leaving behind the daily and unexpected demands and expenses of year-round aging home and property maintenance.
The nearby conveniences of Southerly Hills also offer residents immediate and easy access, just off Airport and East Main Roads and minutes to the Greater Binghamton Airport, healthcare facilities, mall, grocery, pharmacy and boutique stores, animal care centers, restaurants, galleries, performing arts and sporting venues and more. The community balances conveniences by being located in a lush area of rolling hills, offering serenity and year-round views of nature and wildlife, while meeting community and environmental sustainability concerns.
More specifically, the age 55-plus, close-knit neighborhood, is designed to be a warm, welcoming community with lots of green space -- not simply another sprawling suburban development or subdivision. The 56-acre southerly-facing hillside, located off Kot Road in the Town of Union, will be comprised of 164 new, “right-sized” residences, surrounded by distinctive park and wooded views. Amenities will include a community center, outdoor pavilions, walking trails, and pedestrian-friendly streets. Community members will enjoy a full menu of indoor and outdoor individual, couples and group happenings, events and gatherings that offer a relaxing, safe and carefree style of small-town living reminiscent of rural America or a picturesque village in Europe.
The beautiful, finely detailed residences -- six architecture layouts ranging from 1370 to 2451-square-feet -- are resident friendly, energy-efficient and invite indoor and outdoor entertaining and relaxation. The designs – Tuscany, Milano, Corsica, Salerno, Messina and Palermo – all feature functional, open and multi-purpose rooms, and are “right-sized” for the ideal lifestyles of active adults today. “Cozy,” “comfortable,” “open,” “airy” and “spacious” all describe the interior aesthetics of the floor plans. Every residence is accessible to disabled persons and user-friendly.
For Southerly Hills residents, costly, time-consuming year-round home maintenance for home exteriors, lawns, landscaping, walkways and driveways are a thing of the past. The community promotes informal socializing by virtue of its special character, including garage- less streetscapes, landscape-lined streets and walks, a park and several walking trails, all of which invite pedestrian traffic.
Residents will have the personal time, freedom and independence to pursue current interests and explore new ones. Southerly Hills will offer a full menu of year-round indoor and outdoor activities, and will be presented in the Southerly Hills’ Felicia Community Center. Overall, residents will exercise greater economy, energy efficiency and even environmental consciousness, while also exercising their mind, body and spirit.
Baby boomers realize this is a great opportunity to live more simply and with the least amount of home ownership pressures. The emphasis will be on promoting a vibrant lifestyle on behalf of residents, not just the aesthetics of a home, lawn, garage or driveway. The Community also will strive for your peace of mind by providing dusk-to-dawn security and offering purchasers an optional residential security system.
Age 55-plus persons interested in more informationabout the new community, including financing and pricing, may call one of Southerly Hills’ Lifestyle Transition Coordinators at 607-429-0080, Monday-Friday, 9 a.m. to 4 p.m., EST.
